SilverLeaf and Nocatee can look surprisingly similar from a screen: attractive homes, pools, paths and plenty to do. After you get there, the differences become much easier to feel.

The short answer: SilverLeaf deserves a close look if new-construction choices and a growing community west of I-95 appeal to you. Nocatee deserves a close look if a more established daily rhythm, substantial waterpark amenities and a location farther east matter most. The right home, the exact fees and your actual routes can change the answer.

I have lived in Northeast Florida for more than a decade after a military relocation. My favorite question is simple: will this place work on a normal weekday, once the excitement of moving settles down?

Where do I find the CDD and HOA figures?

For Nocatee, use the Tolomato CDD assessment lookup as a starting point, then verify the exact parcel and current payoff or assessment details. The site has FY2027 schedules tied to the November 2026 tax bill. HOA dues come from the neighborhood association or current property documents.

SilverLeaf’s developer advertises no CDD fees, but master and neighborhood association obligations still need to be checked for the actual home.

A COMMUNITY NAME IS NOT A SCHOOL ASSIGNMENT

Check the address.
Then check the grade.

SilverLeaf is in St. Johns County. Nocatee includes both St. Johns and Duval county areas. A nearby school or a familiar community name is not enough to establish assignment.

For 2026–27: Magnolia Oaks Academy in SilverLeaf and Sabal Crest Academy in Nocatee are open. The district says the new schools open with K–7 in their first year, and provides a separate locator for affected eighth graders. Verify the address, grade and school year together.

Three questions I would ask in person.

What is finished?

Walk the actual street. Ask about nearby lots, planned roads and commercial parcels. Established areas can still change; a growing community can have finished, settled pockets.

What will I use?

Choose one amenity you would use every week. Check the trip, operating hours, guest rules and membership for the specific property.

What do I accept?

A longer beach trip? Less choice over finishes? A higher annual fee? A useful comparison makes your tradeoff visible instead of pretending there is one winner for everyone.

Does SilverLeaf have CDD fees?

SilverLeaf’s developer advertises no CDD fees. That does not eliminate HOA dues, property taxes, insurance or other property-specific costs. Verify the documents for the actual home.

Does Nocatee have new construction left?

Some new-home opportunities remain in Nocatee’s final development phases. Availability depends on the village, builder and date. Check current inventory and lot releases rather than assuming the whole community is sold out.

Is all of Nocatee in St. Johns County?

No. Nocatee includes areas in both St. Johns and Duval counties. Verify the county and school assignment for the exact address and current school year.

Can visitors use the waterparks on this route?

Do not plan on public drop-in waterpark access. Ask Nocatee about an arranged tour and verify current resident, guest and access policies. SilverLeaf amenity access also requires the appropriate registration or authorization.

Which is closer to the beach?

Nocatee sits farther east and generally has the geographic advantage for beach access. The useful comparison is the trip from each specific home to the beach entrance you would use, at your normal departure time.
