This is not a ranking. A historic street, a golf club, an oceanfront address and a yacht basin answer different daily needs. Start with what you will actually use, then verify the exact home.

01 · Historic fabric

Model Land Historic District

The appeal. A historic residential setting close to the heart of St. Augustine.

The missed detail. A charming exterior can bring preservation review, specialized maintenance and property-specific constraints.

Ask before you buy. Check the actual historic district and local preservation rules before planning exterior work; inspect roof, systems and insurability.

02 · Waterfront exposure

Davis Shores

The appeal. Island-side streets and a chance to live near the water and downtown.

The missed detail. A water view does not tell you a home’s flood elevation, insurance terms or storm exposure.

Ask before you buy. Look up the exact address in FEMA’s map, obtain current insurance quotes and inspect construction and prior water history.
