TrailMark, SilverLeaf, Nocatee or RiverTown? A Community Comparison
St. Johns County + Ponte Vedra · community guide
TrailMark, SilverLeaf,
Nocatee or RiverTown?
Four communities. Four ways to live. Compare the routines, the fees and the setting before you fall for the house.
Including WaterSong, the 55+ neighborhood inside RiverTown.

The quick answer
Start with the life you want to repeat.
My own starting point is TrailMark for nature and the walking routine I enjoy. SilverLeaf moves up when new construction without a CDD is a priority. Nocatee is worth exploring for its connected amenity lifestyle. RiverTown deserves its own tour when the St. Johns River matters more to you than the Atlantic.
WaterSong is a 55+ neighborhood within RiverTown. Compare its own rules and fees alongside the broader RiverTown obligations.
There is no universal winner here. A community can be a good fit for one routine and the wrong tradeoff for another. The goal is to leave with a clearer shortlist and the questions that matter for an actual home.
Keep the tradeoff visible
What changes when the priority changes?
| Community | Why I would put it on a tour | What I would check before choosing |
|---|---|---|
| TrailMark | Woodland character, walking trails and a nature-oriented daily routine. | CDD and HOA obligations; the exact beach and work routes; construction beside the particular home. TrailMark’s official access guidance ↗ |
| SilverLeaf | A large new-home search with a developer-advertised no-CDD structure. | The specific neighborhood, HOA dues, what is completed and how errands connect. Developer’s community facts ↗ |
| Nocatee | Waterparks, trails, parks, events and Town Center errands working together. | Actual village, assessment, amenity access, county and school assignment. Tolomato assessment information ↗ |
| RiverTown | A St. Johns River setting with trails and multiple amenity destinations. | The home’s district, HOA and access rules; your trip to the places outside the community. Official RiverTown amenities ↗ |
| WaterSong Inside RiverTown |
A 55+ neighborhood with its own clubhouse, courts, pools and lifestyle programming. | Eligibility, the home’s full fee stack and exactly which yard or exterior tasks are included. Official WaterSong information ↗ |

Hear the reasoning behind the shortlist.
In If I Were Moving to St. Augustine AGAIN, I’d Move Here!, I explain my own choice, then change the priorities to show how the shortlist changes.
Published October 16, 2026. Video opinions reflect Amy’s priorities. Prices, incentives, fees and availability can change.
01 · TrailMark
Nature I would use, not just admire.
I chose TrailMark after seeing how much house our budget could buy there and how the wooded setting felt. The important part is that it still suits what we actually do: walks, trails and time outside.
That was my purchase experience, not a claim that every TrailMark home is cheaper today. Compare current listings and written cost estimates. The three checks I emphasize in the video are the CDD, the inland location and the construction near a specific street.
02 · SilverLeaf
Compare the neighborhood within the name.
The developer advertises no CDD fees, multiple neighborhoods and a wide mix of homes. That makes the actual section important: a townhome and a larger gated home can have different costs and very different daily routines.
Silverleaf Market’s Publix opened March 26, 2026. That is a useful finished errand destination to test while other parts of this large community continue to evolve. Ask what exists now around your particular home.

03 · Nocatee
Will you use the whole system?
My reason to tour Nocatee is the connection between the home, amenities, paths, events and everyday destinations. List the two or three things you would use often, then test their distance from the actual village.
A community name does not establish a school assignment, an assessment or access rights. Check the county, the current school year and the exact property. Arrange amenity tours instead of assuming visitor access.
04 · RiverTown + WaterSong
Choose the kind of waterfront life.
RiverTown enters my shortlist when the river setting is the attraction. A river-oriented routine is different from wanting to walk to the ocean. Test that preference before comparing finishes.
For a 55+ tour, I would consider WaterSong’s private amenity layer alongside the broader RiverTown access. The developer lists fitness, pools, pickleball, bocce and a lifestyle director. Request the specific home’s association documents: do not assume “active adult” means lawn care is included.

Four different starting points
TrailMark Welcome Center
805 Trailmark Drive, St. Augustine, FL 32092
Nature and trails · CDD + HOA checks
The map loads as you approach it.
Colors identify the communities; pin size does not rank value or desirability. Pins are approximate orientation points, not community boundaries or exact entrances. Directions use the written addresses. Your mapping app chooses roads and current travel estimates.
01 · TrailMark
TrailMark Welcome Center
805 Trailmark Drive, St. Augustine, FL 32092
Arrange a visit through the Welcome Center. Trails and amenities are for residents and authorized guests; a sales tour does not grant independent amenity access.
02 · SilverLeaf
Silverleaf Market
1975 Silverleaf Parkway, St. Augustine, FL 32092
Use this public shopping center for an ordinary errand test, then visit your shortlisted homes by appointment. Different SilverLeaf neighborhoods can have different HOA obligations.
03 · Nocatee
Nocatee Welcome Center
245 Nocatee Center Way, Ponte Vedra, FL 32081
The developer lists Tuesday–Saturday, 9:30 a.m.–5:30 p.m., with NocaTours 10 a.m.–4 p.m.; check current availability. Waterparks are not public drop-in attractions.
04 · RiverTown / WaterSong
RiverTown Welcome Center
90 Lanier Street, St. Johns, FL 32259
Arrange access to resident amenities and the gated WaterSong neighborhood in advance. Ask for the specific home’s CDD, HOA and maintenance obligations in writing.
The actual-address test
What would your normal drive look like?
A Welcome Center is not your commute. Enter a shortlisted home and a destination you use regularly. Check a realistic departure time and the return trip in the maps app.
Before you call either home a better value
Same asking price can still mean a different commitment.
For each shortlisted home, put the current mortgage principal and interest, property tax, all HOA dues, CDD or other assessments, homeowners and flood insurance, and expected maintenance on one sheet. Mark unknowns as unknowns.
Get written figures.
Ask the applicable district and association for current property-specific amounts. A seller’s tax bill or mortgage payment may not be a reliable estimate for your purchase.

Avoid counting twice.
CDD assessments may appear on the property tax bill. Separate the components before adding a second line for the same assessment. Confirm what an escrow estimate already includes.
Check the exact address.
Verify the school district, grade and school year. A nearby school, a listing’s school field or a familiar community name is not an attendance guarantee.
This is a comparison process, not a loan quote, fee estimate or prediction of future costs. Your lender, insurer, district and association should confirm the applicable figures.

Questions worth asking
Quick answers
Does SilverLeaf really have no CDD fees?
The developer advertises no CDD fees. You should still verify the specific property’s HOA, taxes, insurance and other obligations. The absence of a CDD is one cost difference, not a full monthly budget.
Is WaterSong a separate community from RiverTown?
WaterSong is a 55+ neighborhood inside RiverTown. It has its own amenity offerings, with access to RiverTown amenities described by the developer. Check eligibility and the property’s applicable rules and fees.
Can I use the amenities during a scouting drive?
Arrange tours through the Welcome Centers. Resident amenities, trails, pools and gated neighborhoods can have access restrictions. The map is a planning tool, not an admission pass.
Which community is best?
The useful answer depends on the routine and costs you can accept. Amy personally chooses TrailMark, but the video explains why SilverLeaf, Nocatee or RiverTown/WaterSong would move up when her priorities changed.
