Where is Agricola in Green Cove Springs?
The developer's location overview places Agricola south of the First Coast Expressway and west of U.S. Highway 17. It describes a future connection at the Clay Dairy Road interchange.
For a buyer, the timing of that connection matters. Evaluate your commute using the entrances and roads expected to be available when you move. A proposed connection on a map doesn't establish when you can use it.

What do the colors mean? The map legend identifies six settlement types: Stewardship & Recreation, Country Living, Corner, Hamlet, Village, and Innovation Hub.
These are planning categories, not confirmed builder collections or released neighborhoods. Check the property-specific documents before making assumptions about a future homesite, neighboring uses or what will be built nearby.
What do Agricola's community plans include?
The current vision emphasizes open space, outdoor recreation, and new schools. The developer's benefits page describes parks and trails intended for future residents and the broader community.
Use the conceptual plans and renderings to understand the overall vision. Then ask how that vision applies to a particular neighborhood. Which trail connections are nearby? What would be ready at move-in? Which improvements belong to a later phase?
How to read the master plan
Review the current Agricola conceptual master plan before narrowing your search. Planning labels describe land uses; they do not establish available homes or builder collections.
For each future lot, compare the surrounding land designations, proposed roads, recreation areas, and neighboring uses. Ask for written support for any description of a view or buffer. A green area on a concept plan alone doesn't establish a permanent view.

The developer dates these renderings April 1, 2026. They illustrate a proposed vision and are not photographs of completed homes or amenities. The original artwork is shown without cropping.


Are Agricola homes for sale? What about builders and prices?
The project materials reviewed on September 9, 2026 do not publish a builder roster, available-home inventory, starting prices, or a sales-opening date. The plans page currently presents the community concept.
As a result, older price estimates or unofficial listings should not be treated as current home offerings. The next useful milestones are a named builder, released home collections, written pricing, and a clear process for purchasing.
The project disclaimer says individual builders and developers will determine final pricing. It identifies Bellamy Property Holdings, LLC and affiliates as the landowner or master developer, and BTI Bellamy Developer, LLC as a development consultant. Confirm the responsible seller and current project documentation when a specific offering becomes available.
Once homes are released, compare the actual home and homesite together. Ask for the base price, lot premium, selected options, included features, estimated closing costs, and expected completion date in writing.

Will Agricola have HOA or CDD fees?
The developer's disclaimer references Community Development Districts (CDDs) and says community association, CDD, or other fees may apply. The reviewed materials do not provide a household fee schedule.
Before comparing homes, request the documents and charges that apply to the specific property. Ask what each charge covers, how it is billed, and whether the quoted amount is an estimate. Include those expenses in your comparison alongside taxes, insurance, and maintenance.
What schools are planned for Agricola?
New schools appear in the published community vision. However, the benefits page does not identify school names, opening dates, or address-specific assignments.
Verify the assigned schools for the actual address and the school year in which you expect to move. A school shown in a future plan does not confirm an assignment or an opening date.
What does the developer project for local jobs?
The developer’s project benefits page projects approximately 17,000 construction jobs over the full buildout and 2,000 full-time jobs at full buildout. It describes future commercial, educational and neighborhood-serving employment uses as part of the vision.
These are developer projections reviewed September 9, 2026—not current employment levels or guaranteed outcomes. For buyers, the practical question is which services and facilities would be available when their particular home is ready. Confirm the timing of a specific use before relying on it in your moving plans.

Keep this checklist with your community research. It helps turn an appealing plan into questions you can use during a builder conversation.
- Timing: What is the expected release date and completion window for this home? What happens if construction is delayed?
- Total cost: What is included in the quoted price? Request options, lot premiums, closing estimates, and ongoing charges separately.
- The homesite: What surrounds the lot today, and what uses are planned nearby? Review the actual survey and property documents when available.
- Daily life: Which entrances, trails, recreation areas, and services are expected to be usable at move-in?
- Written confirmation: Who is selling the home, what documents govern the purchase, and which promises appear in those documents?

If your timeline is flexible, Agricola may be worth following as its home offerings take shape. Use that time to clarify your budget, preferred home features, and everyday travel needs.
If you have a firm moving deadline, keep an active search going. An unconfirmed opening date should not be the only path in your relocation plan.
