Is St. Augustine a good place to live in 2026?

It can be a strong fit for someone who values the historic city, beach access or St. Johns County communities. Test a real address against your costs, commute and daily routine.

Does Florida have a state personal income tax?

No. Florida does not impose a personal income tax. That does not remove property taxes, insurance, HOA or CDD obligations.

Do all St. Augustine homes face the same flood or insurance costs?

No. Flood maps, building details, elevation, coverage and current carrier quotes are specific to a property.

How do I check a school assignment?

Use the St. Johns County School District address locator for the current school year. A community name is not a school assignment.

Does no CDD mean no community fees?

No. An area marketed as no-CDD may still have HOA dues and other ownership costs. Verify the exact parcel and documents.
