“Florida has no state income tax” is true. It is also only one line in a St. Augustine buyer’s budget. If I were comparing two homes here, I would put the expected payment, insurance, taxes, association obligations and the next year of upkeep in the same file.

The useful move: collect current numbers for the exact addresses before deciding which home is affordable in real life.

Keep the benefit in context.

Florida does not impose a personal income tax. That can help a relocating household, but it is not a discount on property tax or insurance. The St. Johns County Property Appraiser recommends using the potential purchase price in its tax estimator and shows non-ad valorem charges, including CDD where applicable. A seller’s current tax bill may reflect exemptions and assessed-value limits that a new buyer will not inherit.

Before an offer, model your likely tax position with the county tool and a qualified tax adviser where needed. Keep federal and other state obligations separate from the property decision.

02 · THE INSURANCE LINE

Ask for quotes, not a neighborhood average.

Amy’s video raises a genuine Florida ownership concern, but its example premium was a filming-date snapshot, not a quote for your home. Ask an insurance professional about homeowners and flood coverage, deductibles, roof and opening requirements, and likely renewal terms. Separate HOA from CDD.

Planned-community costs vary by village, parcel and year. Request the current HOA budget, transfer charges and any CDD assessment for the exact listing. SilverLeaf is marketed as no-CDD, yet a no-CDD label does not mean no HOA, tax or insurance costs. Nocatee is similarly too broad a name to stand in for one home’s obligations.

If two homes have the same asking price, build a side-by-side monthly figure from current documents. Do not use a generic area estimate when the actual budget can be requested.

04 · THE WEATHER LINE

Budget for the season you do not see on vacation.

The Atlantic hurricane season runs June 1 through November 30. For a coastal or island-side home, ask how the roof, windows, drainage and any previous water events have been documented, and what maintenance is likely. Summer heat and humidity also make cooling, moisture control and exterior upkeep part of the ordinary budget.
