A favorite neighborhood can be a useful starting point. It can also make a search harder if you fall for the name before you decide what your budget needs to do.

In my St. Augustine budget video, I work through five price bands. The point is not to crown a single winner. It is to help you see which choices deserve a closer look—and which compromises you would actually enjoy living with.

Try this before opening another listing: finish the sentence, “I would happily accept ___ to get ___.” Your answer is the beginning of a better shortlist.

01 · A LOWER PRICE IS ONLY THE FIRST NUMBER

Would you trade newer finishes for an established location?

In the $300,000–$450,000 portion of the video, I talk about St. Augustine Shores, St. Augustine South and selected condos or townhomes around World Golf Village. These are places to investigate with current listings, not a promise that every home fits that band.

An older detached home may offer a layout or lot you like. It can also put a roof, air conditioner or other repair on your near-term list. A condo may simplify some exterior responsibilities while adding association obligations you need to understand.

Before deciding that one is less expensive, compare the paperwork and condition alongside the asking price. “I can update the kitchen over time” is a different decision from “I need this home to be move-in ready.”

02 · NEWER IS A START, NOT THE WHOLE ANSWER

Would you trade an established street for more choices?

The next band, $450,000–$600,000, opens a conversation about World Golf Village / 32092, selected SilverLeaf options, and northern areas such as Fruit Cove and Julington Creek. The practical geography is different in each.

A new home can make certain choices feel easier: finishes, floor plan, perhaps a construction timeline you can plan around. It still deserves a comparison with nearby resale homes and the builder’s competing inventory. Ask what is included, what is extra and what is planned near that lot.

SilverLeaf’s developer advertises no CDD fees. That is useful context, but it does not replace the HOA documents or a complete ownership-cost comparison. If your main destination is Jacksonville, test your actual route before making a decision based on a map overview.

03 · AMENITIES OR THE COAST?

Choose the outing you will repeat.

At $600,000–$800,000, the video discusses Shearwater, selected Nocatee homes and coastal choices around Anastasia Island and St. Augustine Beach. This is where a list of features can hide the decision you really need to make.

Would you use a planned community’s pools and trails regularly? Or would a smaller or older home closer to a favorite coastal routine make more sense? Shearwater’s official amenity information is a useful starting point, but check the current fees and access rules. A photo of an amenity does not tell you the trip from your future driveway.

Choose one weekly activity, then work through the whole outing: the drive, parking, access and return home. You are comparing a routine, not collecting a longer list of features.

04 · MORE BUDGET DOES NOT REMOVE THE DECISION

Pay for the difference you will notice.

The $800,000–$1 million and over-$1 million chapters move into a broader mix of Nocatee, Ponte Vedra, Palm Valley, coastal St. Augustine and custom or estate possibilities. The particular home matters increasingly: setting, layout, usable outdoor space and condition.

A higher budget does not automatically buy oceanfront, eliminate renovation or make insurance a minor detail. Compare the property’s real strengths with the obligations that come with it. The best upgrade may be a layout that works every day, a lot you prefer or one less difficult recurring drive.

Put the two finalists next to each other. If you cannot explain why the more expensive one is worth the difference to you, that is a good question to resolve before the next showing.

05 · MAKE THE SHORTLIST SPECIFIC

Bring two homes and three priorities.

Here is a useful message to send me: your comfortable price range, your timing and the three things that matter most in daily life. If you already have two listings, include them. If you are moving from out of state, tell me where your scouting trip needs to begin.

Then write down the trade-off you are prepared to make. More space for a longer drive? A smaller home for a preferred location? Fewer community amenities for a different monthly commitment? There is no universal right answer, but there can be a clearer answer for your priorities.
