The short answer: Start with your comfortable price and ownership costs, choose two or three areas that support your daily routes, then compare specific homes. A community name alone cannot tell you which home is the better fit.
In the video, I move from established St. Augustine neighborhoods through newer planned communities and coastal options. The useful question is what each price range asks you to trade: age, space, amenities, location or the monthly commitment.
Geography matters: this guide includes the wider St. Johns County area. Nocatee, Fruit Cove, Julington Creek and Ponte Vedra are not neighborhoods inside the city of St. Augustine. A St. Augustine mailing address also does not settle municipal boundaries.

St. Augustine Shores, St. Augustine South and selected WGV condos or townhomes
Start with condition and total carrying costs. An older detached home and a condo can require very different repair reserves and association payments.

World Golf Village / 32092, selected SilverLeaf homes, Fruit Cove and Julington Creek
Compare newer construction with established neighborhoods. Check the actual Jacksonville route, lot, builder competition and association obligations.

Shearwater, selected Nocatee homes and Anastasia Island / St. Augustine Beach
Decide whether planned amenities, a particular floor plan or proximity to the coast earns your budget. Coastal options may trade size or condition for location.

Nocatee, island and beach neighborhoods, and selected Ponte Vedra / Palm Valley options
Focus on usable upgrades, the lot and daily convenience. This range does not guarantee oceanfront, a particular size or a turnkey coastal property.

Test the route from the actual home to work, recurring appointments and your favorite weekly stop. Check both directions at the times you would travel.

Request current association documents, assessment information and inspection details. For condos, review the applicable building, reserve and assessment documentation with qualified advisers.
The all-in budget
Get address-specific insurance and tax estimates. The seller’s tax bill may differ from yours after purchase. County buyer guidance ↗
SilverLeaf’s official no-CDD message does not mean no HOA or no other ownership costs. Shearwater’s pools, trails and kayak-oriented amenities are a reason to examine how you would use them, along with current fees and access rules. Use the FEMA address lookup for mapped flood hazards and obtain insurance advice for the actual home. Check any relevant school assignment in the current district locator.

Where should I look around St. Augustine with a $300,000–$450,000 budget?
Amy’s May 2026 video starts with St. Augustine Shores, St. Augustine South and selected World Golf Village condos or townhomes. Compare current inventory, property condition, association costs and insurance before treating any area as a fit.
Are Nocatee, Fruit Cove and Julington Creek in the city of St. Augustine?
No. The video uses a wider Northeast Florida search area. These northern communities have different locations and daily routes from St. Augustine city and the beach. Confirm the county and municipality of each address.
Does SilverLeaf have CDD fees?
The official SilverLeaf website advertises no CDD fees. HOA dues, taxes, insurance and other home-specific obligations still apply; verify the actual property documents.
Are these price bands current market medians?
No. They summarize examples from the May 15, 2026 video. IDX search links show current listings in the selected price range across St. Johns County; asking prices and availability change.
How do I compare two homes with the same asking price?
Use the worksheet with verified principal and interest, purchase-based property tax, HOA dues, CDD or special assessments, insurance and other costs. Then compare condition, lot and the routes you will repeat.
